How it’s worked out

  1. Corner A, walls = 2.57 − 2 = 0.57 m
  2. Corner A, footings = 2.57 − 0.19 − 2 = 0.38 m
  3. Corner A, building line = 2.57 − 2 = 0.57 m
  4. Corner B, walls = 2.57 − 2 = 0.57 m
  5. Corner B, footings = 2.57 − 0.19 − 2 = 0.38 m
  6. Corner B, building line = 2.57 − 2 = 0.57 m

Assumptions

  • Positive is clear of the line, negative is inside it.
  • Clear means 10 mm or more to spare. Less than that is “check”: it’s within setting-out error, so have a land surveyor peg the corners.
  • Walls are checked against the servitude and the building line. Footings are wider than the wall, so they’re checked against the servitude on their own.
  • Roof overhangs, steps and paving aren’t checked here.

Waste allowance

  • None: these are distances, not quantities.

Ask your engineer to confirm

  • Nothing may be built inside a servitude, footings included, without the written consent of whoever holds it (the municipality, for a sewer).
  • Footings near a sewer pipe may need to go deeper than the pipe. The engineer decides.
  • Building over a building line needs a relaxation from the council, usually with the neighbour’s consent.
